We focus on full-height carpentry that draws the eye upward, multi-functional furniture (platform storage beds, extendable dining counters, built-in study nooks), and a restrained colour palette with strategic accent materials — such as fluted panels or stone-look laminates — to create depth without visual clutter. Pocket doors or slim sliding doors save floor space, and we use mirrored wardrobe panels to make rooms feel larger.

Open kitchens are standard in many newer condominium developments, and we treat the kitchen as part of the living space rather than a separate service area. We build kitchen cabinetry with a furniture-like finish, extend the countertop into a peninsula or island that doubles as a dining surface, and coordinate the cabinet laminate with the living room joinery so the whole zone reads as one cohesive space. We also install powerful but quiet cooker hoods and glass backsplashes to keep maintenance easy.

A balcony is valuable square footage that many condo owners underuse. We also handle decorative features like fluted wall panels, cove lighting, acoustic ceiling baffles, and recessed curtain pelmets.

MCST Guidelines and Renovation Approval

Every condominium has a Management Corporation Strata Title (MCST) that sets its own renovation rules — and these vary from development to development. Before any work starts, we obtain the latest MCST renovation guidelines from your building management, review the specific requirements (permitted working hours, wet-work restrictions, flooring overlay rules, common-area protection standards), and prepare the renovation permit submission. We handle the entire approval process: submitting floor plans and scope of work, booking the lift padding and loading bay slots, and ensuring that site activities comply with the MCST’s conditions. If your condo requires a refundable renovation deposit, we will advise you on the amount and process.
